Allow plenty of time to go through the entire preconstruction process. My fees, are more than offset by my ability to layout a house more efficiently, creatively and functionally, keeping unnecessary construction costs and wasted time down.
Every project is very different, one from another. Based on experience, you can expect to pay about $1 /sf. (of HVAC) space for design. Additional areas to consider: extensive exterior design–covered porches, decks and screened areas; as well as garage space (and the ground level planning of most beach houses). These areas do need to be accounted for– it's an integral part of designing a home and just as they are not free when building them...they're not free when designing either. These are computed at a reduced rate.
These costs are not quotes, but rather estimates. Your final bill could be higher or lower than what is typical. There are "unseen" items that can affect your design costs. THINGS TO AVOID are: lack of preparedness, ineffective communication of what you want, indecisiveness, changing your mind, leaving out key information which affects the layout, giving information piecemeal, difference of opinions between spouses, multiple or unnecessary phone calls and meetings–these can really chew up your budget quickly and become frustrating for both of us. None of these items can be predicted upfront, but rather unfold throughout the project (sometimes "under the radar") as personalities emerge. Really–we have a great deal of success with our clients–almost all of it has been through word-of-mouth, but these types of issues DO arise...and so, I mention them as a word of caution.
